but back when I were a lad (late 80s/early 90s) I feel like estate agents were sort of genuinely a bit social pariah-ish, you know, punchlines to jokes, had that slight parking warden thing of everybody hated them... they feel a bit more socially acceptable today, which is sad, because all the ones I've ever met are horrific cunts.

Oh, and in the days of council housing, a large sector of the lettings and estate agents sector effectively was nationalised. Thanks Thatcher.

basically landlords have to meet certain standards to be on this list and will be booted off if they don't maintain these standards
I have passed up the opportunity to rent through ones who seemed a little more......"cuntish" I suppose. If somethings broken, they get it fixed, when I pay the rent, they dont hassle me. I cant see what else is needed.

to which i say "at least there will be some accountability". at the moment, they can hold your deposit to ransom and what can you do about it? i've been fucked over comprehensively by the jobcentre as well, but at least with them it felt like there was some way of coming back at them, even if it did end up being full on kafka to the point of failure

The one i'm leaving keeps asking me what time i'm leaving on the agreed date, i tried to be polite and say shouldn't be too late in the afternoon but they kept asking for an exact time despite me not knowing. I've now told them that i'm putting the keys in the letterbox at 23.59 since i've paid until then. If they'd stop being a pushy knob it'd be miles easier.
Letting agents fucked up and agreed to let new tenants move in on the same day. Told them I didn't know what time I was moving.
Eventually told them to fuck off and to let me speak to the new tenants. They were going to be homeless otherwise so we just sorted something reasonable out between us.

Gave notice, paid up the rent I was obliged to pay etc. Told the landlords that I was roughly hoping to be out by a certain date, and not to worry about checking with me for viewings after that date.
Plans didn't go how I'd anticipated and I was still in the middle of moving when that date arose. In their wisdom, they'd taken that date as a concrete moving out and gone by date (despite me having paid rent for well over a week after that) and leased the flat to someone else and given that person another set of keys. Which they never, at any point, told me. This person then showed up to move in, only to find the flat still full of my stuff.
Strangely they then lost this tenant...

But if the current Housing Bill is passed, letting agents and private lanlords here in Wales will have to be licensed and pass a "fit and proper person" test, which is at least a start.
Not sure if there's anything similar on the cards in England.

properties with more than three unrelated people need an HMO licence, and landlords can be banned if they're found to be breaking the law. although it depends on the local authority, Glasgow seem quite shit hot on banning bad landlords, Edinburgh not so much.
Which could cause inconsistencies I guess (I'm not sure whether they'll get additional funding for it).
hope there is/will be something similar in Scotland.
but that all seems a bit sketchy especially as seeing what can get someone struck from the list and what that means for your tenancy...
