What traits would you write into the landlords part, to make it as funny as possible*

I was thinking that it would be quite funny if, whenever someone asked the landlord for a beer, or some crips, etc, he’d think about it for ages with a pained expression on his face, and then say ‘……Yeah?’ in a way that meant he was really doing the customer a favour.

This is based on an actual landlord that I used to know.

*I’m not writing a sit-com.
