anyone got any experience of buying-to-let?
I'm thinking about getting into it.
Now, i'm a man of morals, but i wouldn't fancy the idea of being a full-time landlord. Does anyone know about the different kinds of agreements there are, if there are standard ones at all? Don't fancy being called out at 4am 'cos some daft bint's mashed up an immersion heater.
Would getting someone in on a straightforward unfurnished agreement simply be a case of me being responsible for the general upkeep of, like, the roof, electrics, etc, etc, but the tennants being responsible for, say, decorating, the maintenance of white goods, all the bollocky shite that can go wrong, etc, etc?
Also, what rights could i potentially lose, or others gain, if they move in and start paying the utility bills directly, and could, say, people taking out credit and doing a bunk, or similar, have a big impact on my situation with the bank as homeowner? Is it better to pay the bills yourself and to charge a one off rent + bills amount per month?
Basically, what i want to do is to buy a cheap ex-council flat or two, give them a very basic tarting up, stick some students or breadline-level families in and not hear a peep from them again. What's the easiest way to do that?
